Look at the Floor First
We look at the actual floor — species, thickness, wear, past refinishes, water damage — and tell you what it can take and what result to expect. Then you get a clear written quote.
Protect the Rest of the Home
Adjacent rooms, cabinets and openings get masked off before the first pass, and the work area is contained so the job stays in the room it belongs in.
Repairs Before Sanding
Loose, cracked or water-damaged boards are replaced and gaps addressed before sanding — refinishing over a damaged board just seals the damage in.
Sand, Stain & Finish
The floor is sanded back to clean wood in progressive passes, stained if you want a new tone, and finished coat by coat with proper drying time between coats.
Walk-Through & Care
We walk the finished floor with you, and you get plain instructions on when it can be walked on, when furniture can come back, and how to keep the finish looking new.
